Buyers Inspection (Pre-Purchase Inspection)

  A home inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. The Inspector will fill the sinks and tub(s), run the shower(s), and flush the toilets. All the while making notes on the condition and operation of the components tested. Upon completion, a computer generated report with photos will be distributed to you promptly.

New Construction Inspections

   New construction inspections are performed during and at the completion of construction, but prior to your final walk through with the Builder's Customer Service Representative or Superintendent. It is always a good idea to verify that utilities (gas, water, and electric) have been properly executed, the cleanup is completed before your arrival, and all other aspects that a trained third party may reveal.


New Home Warranty Final Inspection,,Prior to the last day of the 1year warranty


   This inspection is relevant to verify that any and all concerns of the home owner  have been investigated. In the event that there is a problem , with our 3rd party (GpCHI) report and pictures will help give you peace of mind that the problem(s) will be rectified


 

 Renters Inspections

 

   Have that house you are going to rent inspected and with photos to show the condition of the home on your lease ,for use in your deposit claim. Today many people are loosing out on their deposits simply because they cannot prove that the condition of the home they are vacating was not above and beyond normal daily wear and tear

 

 Sellers Inspections

 

   A seller can and should hire an inspector to presale the home in preperation for the knowledge afforded by the report . Have the ability to fairly negotiate the price and condition of the home.Knowledge is money and power.(period) You are helped to understand the report and current condition(s) of your home . It is also a selling feature of the home and can be shown to buyers to maximize the information you will posess, see move-in inspecion below

 Mobile Homes and Manufactured Homes

 

   Special attention should be paid to all of these type homes. Older homes of this type may not meet code and be near impossilble to insure here in Florida The home should be scrutinized to the utmost. A professional inspector will thoroughly inspect and devulge information that every seller and buyer should be aware of.

 4 Point Insurance Inspection

The Four Point Insurance Inspection was created after Hurricane Andrew struck Florida in 1992. It is performed on behalf of the insurance companies and, typically, as a requirement for the insurer offering insurance to the new homeowner. After the barrage of hurricanes in Florida (2004-2005), the Four Point Insurance Inspection has taken on added importance. As insurance companies are beginning to see the benefit of the inspection, the program is spreading to other areas of the country. The benefit to the insurance company is, obvious, reduced loss risk on homeowners insurance policies. This is an area of business that has, for many years, been a money loser for insurance companies. In 2002, the Florida Legislature passed a law that combined the Florida Residential Property and Casualty Joint Underwriting Association (FRPCJUA) and the Florida Windstorm Underwriting Association (FWUA). This resulted in the creation of Citizens Property Insurance Corporation (Citizens), which more efficiently and effectively provides insurance to, and serves the needs of, homeowners in high-risk areas and others who cannot find coverage in the open, private insurance market. It is funded by premiums paid by the insured and from other insurance companies paying into the program to reduce their overall losses.
